Peet, YourLand Reveal Greenfield Schemes in Melbourne’s North

Peet has unveiled plans to add 1000 homes to its long-running Aston masterplanned community in Melbourne’s north, with the first lots in the expansion to be released next month.

The 60ha expansion at the Craigieburn community, which was first established 16 years ago, aims to meet demand from existing residents looking to upgrade and new buyers seeking established neighbourhoods, according to the developer.

The new precinct will connect to Aston’s existing schools, parks, sporting facilities and retail amenities, including Elevation Secondary College, the Aston Fields sporting precinct and Aston Reserve.

Aitken Creek Primary School, Craigieburn Central shopping centre and Craigieburn railway station are also nearby.

Aston at Cragieburn is about 34km north of the Melbourne city centre.

Peet says the expansion had been designed around existing natural features, with mature river red gums retained across the site and a new linear park linking open space and wetlands.

Peet development director Victoria Leavold said the expansion reflected growing buyer demand for communities with established infrastructure rather than greenfield estates still waiting for key amenities.

“We’re seeing strong interest from upgraders after larger lots, as well as downsizers looking at smaller lots,” she said.

“What they have in common is they don’t want to compromise on lifestyle while they wait for a suburb to catch up.

“Buyers want a community that already has a school that their kids can walk to, sporting clubs they can join on the weekend, and shops nearby.”

Meanwhile, YourLand Developments has expanded its pipeline across Melbourne’s northern growth corridor with the launch of a new 650-home masterplanned community at Wollert, about 12k east of Cragieburn.

The 66ha Northborne community is to be delivered in partnership with Japan’s Hankyu Hanshin Properties Corp as one of the group’s first Victorian residential investments, following YourLand’s $800-million Acclaim community at Donnybrook.

The first public land release is scheduled for August 1.

Northborne is planned to include a Prep-to-Year 12 government school, early learning centre, town centre, community facilities, parklands, waterways and active open space.

YourLand head of sales for communities Adam De Pasquale said Melbourne’s northern growth corridor remained one of Australia’s strongest long-term housing markets.

“Property markets naturally move through cycles, but our investment decisions are made with a long-term view,” he said.

“Melbourne’s northern growth corridor continues to be one of Australia’s strongest long-term growth markets, supported by sustained population growth, improving infrastructure and ongoing demand for new housing.”

The developer said the project was expected to support more than 4500 jobs during civil construction.
